THE ACC MEETS THE 2ND THURSDAY
OF EVERY MONTH
IN THE CLUBHOUSE AT 2PM
All homeowners who perform
architectural modifications without the approval of the ACC will be considered
in violation of Article XVII of the Covenants and Restrictions for Floral Lakes
Community and subject to a fine.
In order to maintain the aesthetics of the community, the
following are the ACC guidelines and are effective immediately:
- Prior
to performing a change to the exterior of your home, please obtain an
Architectural Request Change form from the office and complete it in its
entirety and submit to the office.
- All
requests must consist of survey of property, contractor's names, copy of
occupations license and copy of insurance.
- Colors/sizes,
etc. must be specified or will be denied
- Figurines/Statutes
may not exceed 18"
- Landscape
Edging/Bricks must be approved and maintained with chlorine and water
- Holiday lights are permitted during the holiday
season, but must be removed by January 15th
- Most
plantings are acceptable. Homeowners are responsible for their own
plantings (irrigation, fertilization and maintenance). A diagram of modifications to
landscaping must accompany request.
- Fruit
trees must be planted away from other homeowner lots and must be properly
maintained when fruit drops.
- Any
tree removed must be replaced with a tree from the same family (palm with
palm, shade with shade – list of trees available in office)

In accordance to Palm Beach County, each home
has at least 1 palm and 2 shades, therefore a palm must be replaced with palm,
shade with shade.

Dishes may be installed in the rear of the home only
j. Driveway
staining requirements (you must supply
color swatch to be part of permanent record )

or paver design only

No sidewalks can be stained/painted

Aprons must match the driveway or remain
concrete

Selected
colors permitted by the ACC are available at Home Depot – H&C Brand
Concrete Sealer Bombay HC133 (buff) or Behr Brand Concrete & Floor Paint Santa
Fee C70-28 (terracotta)

After work is performed, color will be
inspected, if it does not match original swatch, the work will have to be
re-done

entrance doors must conform to the rest of the community.

NOTE: ALL ELECTRICAL, PLUMBINGS
AND STRUCTURAL WORK MUST BE PERFORMED BY A LICENSED CONTRACTOR…
Non-approvable items:
- Clotheslines
- Awnings
- Doors
with windows will not be permitted anymore. After further review and research, it
was determined that they will not be approved in the future. Also, anyone who has performed such work
in the past, is responsible for taking precautionary measures for
hurricane proofing the door.

EFFECTIVE 6/1/07 HOMEOWNERS PERFORMING MODIFICATIONS THAT
REQUIRE PERMITTING BY THE PALM BEACH COUNTY BUILDING DEPARTMENT MUST PROVIDE A
COPY OF THE FINAL INSPECTION BY THE COUNTY
INSPECTOR
You will receive an approval or disapproval
letter within thirty (30) days of the date of submission of the Architectural
Modification Request. |
